Located on 9 acres of breath-taking beauty, Pulse is looking for qualified tenants to operate the following facilities:

- US$18.00 per sq ft, per annum =

- 2,450 Square Feet
- US$18.00 per sq ft, per annum =
- US$3,675 per month

Restaurant 2 / All enclosed
- 2,060 Square Feet
- US$18.00 per sq ft, per annum =
- US$3,100 per month

Restaurant 3 / 2 levels (inside & outside)
- 2,465 Square Feet
- US$18.00 per sq ft, per annum =
- US$3,700 per month

Lounge (rented)
- 2,000 Square Feet
- US$18.00 per sq ft, per annum =

Boutique

NB

  1. Rates quoted per square ft above, cover rent and maintenance (US$6 per annum) only. JPS and water will be paid by individual business owners. Individual JPS meters will be installed and the single water bill will be prorated on a per square ft basis. JPS for the common area is included in the maintenance fee charged.
  2. Rent and Maintenance are charged on a per square foot basis.
  3. To complete, Pulse will:
    - Install roofing tiles
    - Install doors
    - Install windows (where appropriate)
    - Tile floors (after tenants fixtures installed)
    - Install plumbing fixtures (where required)
    - Install lighting fixtures (where required)
    - Refinish parking lot and driveway
    Installation of roofing tiles, floor tiles, doors, windows and plumbing fixtures is awaiting the arrival of these items from China. These will be installed ahead of our end of year completion date.
  4. Tenants will be responsible for internal décor, including painting in colours of their choice. Also, specialized fixtures and equipment, including lighting, venting, plumbing, etc. Pulse to install all standard fixtures as indicated in 3 above.
  5. All occupants at Villa Ronai must adhere to strict quality and décor guidelines in their operations, so as to maintain the high aesthetic value, on which Ronai’s appeal is based.
  6. Tenants to pay 3 months rent and maintenance on contract. This represents the first month’s rent and maintenance as well as a security deposit.
  7. Tenants will get a 50% recession discount on rent (only) for the first 6 months of operation
  8. Rent will not increase for the 3 years of the lease.
  9. Tenancy will be for 3 years, renewable for a further 3 years.
  10. GCT to be added to rent and maintenance
  11. Commencement when tenant ready or first of January 2010, whichever comes sooner
  12. Maintenance consists of:
    - Common area JPS
    - Gardeners (2)
    - Property & Public liability insurance
    - Garbage disposal- Security guards (2-3)
    - Property Supervisor
